An Ordinance Designating the
Petersen Farmstead, 4112 McCullom Lake Road,
as an Historic Landmark
WHEREAS, the City of McHenry and the Corporation for Open Lands
("Corlands"), hold title to property known as the Petersen Farmstead, commonly known
as 4112 McCullom Lake Road, McHenry, Illinois and legally described on the attached
Exhibit A, ("Petersen Farmstead"); and
WHEREAS, due to its historical significance, the Petersen Farmstead has been
nominated for historic landmark status by the McHenry Landmark Commission; and
WHEREAS, during the course of their regular meetings, the Landmark
Commission determined that the Petersen Farmstead meets the criteria of the McHenry
Historic Preservation Ordinance for designation as a landmark, evidenced by the report
attached hereto as Exhibit B; and recommends that the City Council designate the
Petersen Farmstead as an historic landmark; and
WHEREAS, because the Landmark Commission reviewed the Petersen
Farmstead for landmark status prior to the date that the City adopted the Historic
Preservation Ordinance, the need to hold a public hearing is deemed unnecessary, as
evidenced in the Consent Agreement attached hereto as Exhibit C; and
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL of the CITY
OF MCHENRY, McHenry County Illinois, as follows:
SECTION 1: The Petersen Farmstead shall be and hereby is designated as an
Historic Landmark.
SECTION 2: A plaque carrying a brief description and account of the historical
significance of the property shall be placed on the Petersen Farmstead.
SECTION 3: The City Clerk is hereby directed to cause a certified copy of this
ordinance, together with said Exhibits A, B, and C to be recorded in the office of the
McHenry County Recorder of Deeds, McHenry County, Illinois.
SECTION 4: This ordinance shall be published in pamphlet form by and under
the authority of the corporate authorities of the City of McHenry, McHenry, County,
Illinois.
SECTION 5: This ordinance shall be in full force and effect upon its passage,
approval, and publication in pamphlet form as provided by law.

PETERSEN FARMSTEAD, 4112 MCCULLOM LAKE RD.
MCHENRY
One distinguishing feature of this Illinois farmstead is the survival of several of the 19`h century farm
structures besides the mid 19'h century farm home. Grouped as they are, those buildings provide a sense
of how family farms once operated.
The Petersen's and the Colby's before farmed over 200 acres including 13 acres that extended out into
McCullom Lake. The horse barn and grainery (closest to the house) was built in the 1870's. Early
photographs show two wooden louver ventillators atop the roof. Hay was loaded into the 2nd floor with
the aid of a hay carrier. Horses were used on the farm for field work until about 1946. Thos structure still
has a wood shingle roof.
A chicken coop, also still remaining, was thought to have been moved to this site from another farm. It is
located to the east of the horse barn and behind the work shop that Robert Petersen built. A hog shed once
was located between the horse barn and big barn. It was taken down some time in the early 1990's.
Christian and Caroline Colby Petersen, parents of Kenneth, began farming on the old Charles Colby farm
after they married in 1901. At first they raised sheep. When they did get into cattle, they raised milking
shorthorns. The barn that dominates this farmstead was built in 2 section. The first, with board and
batten vertical sides was, perhaps, 30 feet long and built by at least 1879. Timber framing with mortise
and tenon construction, however, extends throughout both portions of the barn. The newer portion, on the
west end of the old barn , built in 1906 of vertical board construction, extends another 50 feet and
continues with the field stone foundation found on the first portion. The milk house is on the east end
with two wooden stave silos, on the west end of the barn, in very good condition despite the fact that the
smaller of the two has lost its roof . The largest silo dates to 1924 and the smaller to 1946.
This bank barn with gable roof was built to hold "loose leaehay in the mow (hay pitched in loose bundles
rather than bales). The barn received repairs in the spring and summer of 1927. Like so many other
farmers in Northeastern Illinois, the Petersens lost a herd of dairy cattle in 1926 to tuberculosis.
The buildings, set into a beautiful oak grove the trees of which were used as a wood lot to supply such
items as fence posts, provide a very visual record as farm as cottage industry. All present buildings are in
good condition.
Some final notes on the house. A tour by the McHenry Landmark Commission on April 22, 1998, found
the lintels over the windows in the original portion of the house to be of wood, not stone and that the
center support beam in the dirt floor cellar was of hand hewn oak as was one of the floor posts. Low
ceilings, small rooms, return cornices and window placements as found on this home all point to pre
1860 construction in this portion of Illinois.

CONSENT TO DESIGNATE THE
PETERSEN FARMSTEAD AS LANDMARK STATUS
This Consent Agreement is entered into this day of September, 1998, by and between
the City ofMcHenry ("City"), Corporation for Open Lands ("Corlands") and the McHenry Landmark
Commission ("Landmark Commission").
Recitals
WHEREAS, on June 3,1998, the City adopted its Historic Preservation Ordinance No. MC-
98-709 to foster and promote the preservation of historic structures and properties within the City.
WHEREAS, the City's Historic Preservation Ordinance includes a procedure whereby historic
structures and properties may be designated as landmarks. A qualifying structure or property first
is nominated. Then, the City's Landmark Commission prepares a report indicating whether or not
the structure or property meets the criteria for designation. A public hearing is held to receive written
or oral testimony regarding the structure or property, and the Landmark Commission makes a
recommendation to the McHenry City Council. The City Council can then either designate, by
ordinance, the structure, or property as a landmark, refer the report back to the Landmark
Commission for further study, or deny the landmark designation. Upon designation as a landmark,
the structure or property may be marked by a plaque carrying a brief description and account of the
historical significance of the property.
WHEREAS, in 1998 the City and Corlands acquired title to property known as the Petersen
Farmstead, commonly known as 4112 McCullom Lake Road and legally described on the attached
Exhibit A ("Petersen Farmstead").
WHEREAS, prior to the City adopting the Historic Preservation Ordinance, the Landmark
Commission began discussing the possibility of landmark status for the Petersen Farmstead. The
Petersen Farmstead contains a 19'h century farmhouse and structures and provides insight into how
family farms once operated. The house and buildings, which are set into a grove of oak trees, remain
in good condition.
WHEREAS, during the course of their regular meetings, the Landmark Commission
determined that the Petersen Farmstead is of historical significance and meets the criteria for
designation as a landmark, evidenced by the report attached as Exhibit B. During the same period,
the City was reviewing and ultimately adopted the Historic Preservation Ordinance, which provides
procedures for designating landmarks.
WHEREAS, because the Landmark Commission reviewed the Petersen Farmstead for
landmark status prior to the date that the City adopted the Historic Preservation Ordinance, the need
to hold a public hearing is deemed unnecessary by all the parties hereto. Relevant factors were
considered by the Landmark Commission during their review, and holding a public hearing would not
likely bring any new or significant information to light.
WHEREAS, Corlands has reviewed this Consent Agreement and finds that execution of this
Consent Agreement by the City and Corlands wiU not constitute a default or violation any provisions
of the Lease Agreement between Corlands and the City, dated March 4, 1998, relating to the Petersen
Farmstead.
NOW, THEREFORE, it is hereby agreed to by and between the parties hereto that
compliance with City Ordinance No. MC-98-709 is hereby waived, including any public hearing
required thereby due to the unique history of the Petersen Farmstead, efforts of the Landmark
Commission to date and the fact that title is held by the City and Corlands. It is further agreed that
the City hereby designates the Petersen Farmstead as having landmark status and that the notice of
designation publication of map and plaquing provisions of the historic preservation ordinance be
followed.

PETERSEN FARMSTEAD, 4112 MCCULLOM LAKE RD.
MCHENRY
One distinguishing feat of this Illinois farmstead is the survival of several of the 19"' century farm
structures besides the mid 191h century farm home. Grouped as they are, those buildings provide a sense
of how family farms once operated.
The Petemn's and the Cclby's before farmed over 200 acres including 13 acres that eeteaded out into
mcCullom Lake. The horse barn and grainery (closest to the house) was built in the 1870's. Early
photographs show two wooden louver ventillators atop the roof. Hay was loaded into the Td floor with
the aid of a hay carrier. Horses were used on the farm for field work until about 1946. Thos structure still
has a wood shingle roof.
A chicken coop, also still remaining• was thought to have been moved to this site from another farm. It is
located to the east of the horse barn and behind the work shop that Robert Petersen built. A hog shed once
was located between the horse barn and big barn. It was taken down some time in the carly 1990's.
Christian and Caroline Colby Petersen, parents of Kenneth, began farming on the old Charles Colby farm
after they married in 1901. At first they raised sheep. When they did get into cattle, they raised milking
shorthorns. The barn that dominates this farmstead was built in 2 section_ The first, with board and
batten vertical sides was, perhaps, 30 feet long and built by at least 1979. Timber framing
with mortise
and tenon construction, however, extends throughout both portions of the barn. The newer portion, on the
west end of the old barn , built in 1906 of vertical board construction, extends another 50 feet and
continues with the field stone foundation found on the first portion house on the east
end
with two wooden stave silos, on the west end of the barn, in very g
smaller of the two has lost its roof . The largest silo dates to 1924 and the smaller to 1946.
This bank barn with gable roof was built to hold "loose leaf "'hay in the mow (hay pitched in loose bundles

The buildings, set into a beautiful oak grove the trees of which were used as a wood lot to supply such
items as fence posts, provide a very visual record as farm as cottage industry. Ail present buildings are in
good condition
Some final notes on the house. A tour by the McHenry Landmark Commission on April 1998, found
the lintels over the windows in the original portion of the house to be of wood, not stone and that the
center support beam is the dirt floor cellar was of hand hewn oak as was one of the floor posts. Low
ceilings, small rooms , return cornices and window placements as found on this home all point to pre
1860 construction in this portion of Illinois.
