ORDINANCE NO.
AN ORDINANCE GRANTING A USE VARIATION
UNDER THE CITY OF McHENRY ZONING ORDINANCE
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF
McHENRY, ILLINOIS as follows:
SECTION 1: That a variation of the permitted use in the "B-4"
Commercial Region Service District classification under the compre-
hensive Zoning Ordinance of the City of McHenry, Illinois as passed,
approved and as subsequently amended and as now in effect, and the
zoning map of the City of McHenry, Illinois adopted as a part of
said Zoning Ordinance is hereby granted for the following property
and upon the following conditions:
PROPERTY:
The Easterly 2,000 square feet of the Westerly 4,000
square feet of the building located upon the property
described as that part of the Southwest Ouarter of
Fractional Section 26, Township 45 North, Range 8 East
of the Third Principal Meridian, described as follows:
Commencing at the intersection of the West line of North
Drive and the North line of West Avenue as shown by the
Plat of A. P. Freund's Mill Stream Park Addition Unit
Number 1 to McHenry dated October 14, 1948 as recorded as
Document No. 219945 in Book 10 of Plats, page 111; thence
West along a line being the North line of West Avenue
extended Westerly, 130.7 feet to the Easterly line of a
certain parcel of land conveyed by C. W. Klontz, as
trustee, to C. E. Carson by Deed dated July 31, 1940 and
recorded in the Recorder's Office of McHenry County,
Illinois, in Book 263 of Deeds, page 310; thence North-
westerly along said Easterly line of the above described
tract of land, 317.29 feet to a place of beginning; thence
continuing Northwesterly along the last described course,
27.06 feet; thence Northerly, along a line forming an angle
of 11 degrees and 43 minutes measured to the right with a
prolongation of the last described course, a distance of
193.57 feet; thence Easterly, parallel with the North line
of the aforesaid West Avenue extended, 206.00 feet to the
West line of the aforesaid North Drive; thence Southerly,
along said West line of North Drive, 220.00 feet; thence
Westerly parallel with the North line of West Avenue extended,
198.15 feet to the place of beginning, in the City of McHenry,
McHenry County, Illinois, excepting therefrom all that portion
of the property described below:
(Part of the Southwest Quarter of Fractional Section 26,
Township 45 North, Range 8 East of the Third Principal Meridian,
described as follows: Commencing at the intersection of

of West Avenue extended Westerly, 130.7 feet to the
Easterly line of a certain parcel of land conveyed by
C. W. Klontz, as trustee, to C. E. Carson by Deed dated
July 31, 1940 and recorded in the Recorder's Office of McHenry
County, Illinois, in Book 263 of Deeds, page 310; thence
Northwesterly along said Easterly line, 235.41 feet to the
place of beginning; thence continuing Northwesterly along the
last described course, 92.11 feet; thence Easterly, pa-KaXlel
with the North line of the aforesaid West Avenue Extended,
200.33 feet to the West line of the aforesaid North Drives
thence Southerly, along the West line of North Drive, 90.00
feet; thence Westerly, parallel with the North line of West
Avenue extended, 180.75 feet to the place of beginning) in
McHenry County, Illinois.
CONDITIONS:
A. A variation is granted to permit operation of a bobbin
coil winding business.
B. Said variation is limited to use by KARL DORMEYER person-
ally and shall not pass to his heirs, successors or assigns.
C. No more than 16 employees may be employed on the premises
at any one time.
D. Work shall be conducted on the premises in question only
during the hours from 6:00 O'Clock A. M. through 8:00 O'Clock P. M.
inclusive.
SECTION 2. That such variation of the Zoning Ordinance is
made pursuant to affirmative findings and affirmative recommendation
of all members of said Zoning Board of Appeals voting upon such
application, following proper application therefore, publication
of notice thereof, and public hearing thereon and a finding that the
standards required to grant a variation have been met,all in
accordance with the provisions of the Zoning Ordinance.
SECTION 3. That all ordinances or parts thereof in conflict
herewith be and the same are hereby repealed.
SECTION 4; That this ordinance shall be in effect from and
after its passage and approval according to law.
