HomeMy WebLinkAboutOrdinances - O-72-53.25 - 07/17/1972 - SETBACK VARIANCE NORTH SIDE ANNE ST?-IlAf o-7a ;5-, 3, ?5 AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF McHENRY, ILLINOIS BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF Mc - HENRY, ILLINOIS AS FOLLOWS: SECTION 1: That the Comprehensive Zoning Ordinance of the City of McHenry, Illinois as passed, approved and as subsequently amended and as now in effect, and the zoning map of the City of McHenry, Illinois adopted as a part of said Zoning Ordinance, and as amended, be and they are hereby amended as follows: A. That the following described property be and the same is .iereby reclassified from "R-2" one Family District (20,000 square feet) to "R-3" Single -Family District (10,000 square feet): Part of the Northwest Quarter of the Southwest Quar- ter of Section 35, Township 45 North, Range 8 East of the Third Principal Meridian, lying on the Easterly side of the State Highway, described as follows: Commencing at the West Quarter Corner of Section 35 and running thence Easterly on the East and West Quar- ter Section line, 715.0 feet to an intersection with the East line of the State Highway (now known as Route No. 31) for a place of beginning; thence Easterly on said East and West Quarter Section line, 606.65 feet to the East line of said Northwest Quarter of the Southwest Quarter of said Section; thence Southerly on said East line thereof, 144.05 feet; thence West- erly on a line parallel with said East and West Quarter Section line, 603.08 feet to an intersection with the East line of said State Highway; thence Northerly on said East line of said State Highway 144.03 feet to the place of beginning (excepting therefrom the West 185 feet of the North 117.73 feet thereof), in McHenry County, Illinois. SECTION 2: That such reclassification is made following hearing before and the affirmative recommendation of the Zoning Board of Appeals of the City of McHenry, following proper application therefor, publication of notice thereof, and public hearing, all in accordance with the provisions of said Zoning Ordinance. SECTION 3: That the building set -back line for said property .,s hereby established as being 40 feet North of the South line of said property, to conform with the existing building set -back line of residences on the North side of Anne Street. SECTION 4: That all ordinances or parts thereof in conflict herewith be and the same are hereby repealed.
