AN ORDINANCE AMENDING CHAPTER IV, SECTION B,
OF THE ZONING ORDINANCE
OF THE CITY OF MCHENRY
WHEREAS, new single-family residential development in the City is guided by the
maps, goals, objectives and policies established in the Official Comprehensive Plan; and
WHEREAS, the Mayor and City Council use these maps, goals, objectives and policies
when evaluating proposals for new single-family residential development to determine the
appropriate density allowed for new residential development; and
WHEREAS, the density allowed for a new single-family residential development will
help the City in determining the zoning district or districts appropriate for a new development;
and
WHEREAS, the City has several single-family zoning districts available for new
development bur the Zoning Ordinance currently does not allow the City to approve a new
development having RS-3, Medium High Density Single -Family Residential zoning; and
WHEREAS, having a variety of zoning districts available for new residential
development is a way to encourage creative design, preservation of natural features, and
provision of open space and amenities, which will enhance the quality of life for the City's
residents; and
WHEREAS, the Mayor and City Council have determined that it is in the best interest of
the health, safety and general welfare of the citizens of McHenry to amend the purpose of the RS-
3 Medium High Density Single -Family Residential District in the City of McHenry Zoning
Ordinance.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF MCHENRY, MCHENRY COUNTY, ILLINOIS, AS FOLLOWS:

SECTION 1: That the paragraph headed "RS-3 Medium High Density Single -Family
Residential District," of Section (B), Residential Zoning Districts of Chapter IV, of the City of
McHenry Zoning Ordinance, shall be and hereby is, amended in its entirety and shall hereinafter
be and read as follows:
"Purpose: This district is intended to provide the appropriate zoning of
existing single-family neighborhoods in the City and to provide areas for new
single-family detached dwellings in an environment characterized by
innovative designs, maintenance of natural features and topography,
preservation of open space and provision of amenities to serve residents."
SECTION 2: All ordinances of parts thereof in conflict with the terms and provisions
hereof are hereby repealed to the extent of such conflict.
SECTION 3: This Ordinance shall be published in pamphlet form by and under the
authority of the Corporate Authorities of the City of McHenry, McHenry County, Illinois.
SECTION 4: This Ordinance shall be in full force and effect after its passage, approval,
and publication in pamphlet form as provided by law.
