HomeMy WebLinkAboutMinutes - 10/18/2001 - Planning and Zoning Commission CITY OF MCHENRY PLAN COMMISSION OCTOBER 18, 2001 Veronica Estates - Final Plat A meeting of the City of McHenry Plan Commission was held on Thursday, October 18, 2001. Chairman Buhrman called the meeting to order at 7:46 p.m. with the following persons in attendance: 1. Plan Commissioners: Buhrman, Cadotte, Ekstrom, Franzen, Howell, Nadeau, Osmon, Semrow, Thacker. Absent: Lovett. 2. City Attorney: Kelly Cahill.. 3. Recording Secretary: Kathleen Kunzer.. 4. City Planner: Douglas Martin. 5. Director of Community Development: Joseph Napolitano. 6. Applicant: Nanci Nett-O’Halleran, 6105 White Oak Drive, McHenry IL 60050. 7. City Council/Staff: Aldermen Bolger, Murgatroyd, Low. 8. Court Reporter: None. 9. Registered Observers/Objectors: None. Veronica Estates Subdivision - Final Plat In attendance were property owner Victoria Nett-O’Halleran and her attorney Mary Nader of Waggoner and Waggoner, Crystal Lake, Illinois. Questions by Members of the Commission Commissioner Nadeau noted the topography of the subject property is fairly flat. He inquired if drainage would be a problem. Attorney Nader noted Scheflow Engineers have included natural swales on the plat which will be utilized as on-site drainage. Commissioner Nadeau inquired what will become of the existing vacant resident on Lot 3. Ms. Nett-O’Halleran noted it would be rehabbed to be used as an office. Commission Nadeau asked if existing Route 31 curb cuts would be utilized as the main access to the office site. Ms. Nett-O-Halleran responded in the affirmative. Commission Osmon inquired if access to Lot 3 would be single drive. Ms. Nett-O’Halleran noted the drive would be a loop in the front of the lot with a single access point onto Route 31. Commissioner Thacker asked if the Applicant would utilize Lot 3 for an office and Lots 1 and 2 would be sold. Applicant Nett-O’Halleran responded her company would be sited in the office building on Lot 3. She noted her company averages between three and four employees and there should be adequate room for on-site parking. Commissioner Semrow noted no retail uses are being requested and no additional parking should be required. Chairman Buhrman inquired if the existing driveway width of 12’ would be adequate. Director of Community Development Napolitano responded Staff would evaluate the site improvements and the applicant would be advised of Staff’s recommendation regarding access points and all other public improvements. Page 2 PC 10/18/01 Recommendation Motion by Nadeau, seconded by Semrow, to recommend to the City Council that the Final Plat of Veronica Estates Subdivision prepared by Vanderstappen Surveying Inc. on July 24, 2001 be approved as presented. Voting Aye: Buhrman, Cadotte, Ekstrom, Franzen, Howell, Nadeau, Osmon, Semrow, Thacker. Voting Nay: None. Not Voting: None. Abstained: None. Absent: Lovett. Motion carried 9-0. New Business Chairman Buhrman noted on October 25, 2001 there is a McHenry County Regional Planning Commission Meeting discussing the Year 2020 – Fostering Vision of the Future, emphasizing ground water quality and quantity. Reservations should be made through the City Clerk’s Office. Adjournment There being no further business before the Plan Commission at this time, Chairman Buhrman adjourned the meeting at 7:55 p.m. Respectfully submitted, Kathleen M.
