Z-829 Public Hearing - Variances as Listed Below Applicant: McHenry High School District 156, 4716 W. Crystal Lake Rd., McHenry, IL 60050 • Variance to allow multiple accessory structures/buildings at 3712 W Kane Avenue (hereinafter referred to as the “SUBJECT PROPERTY”); Requested Actions: • Variance to allow accessory structures/buildings without a principal building on the SUBJECT PROPERTY; • Variances to exceed permissible height for accessory structures, for the existing home side bleachers (including press box-located on the north side of the SUBJECT PROPERTY) and new visitor side bleachers (including press box-located on the south side of the SUBJECT PROPERTY); • Variance to allow accessory structures/buildings in the required front yard on the SUBJECT PROPERTY; • Any other Variances required to complete the project in accordance with the conceptual layout and design plans submitted as part of the public hearing application, as well as any other Variances required to maintain the existing, previously constructed improvements on the SUBJECT PROPERTY, including but not limited to the bleachers and press box on the north side of the SUBJECT PROPERTY, as well as previously existing accessory building and structures constructed prior to the date of this application • Location of Subject Property: The subject property is located at 3712 W. Z-830 Public Hearing - Conditional Use Permit for a Conditional Public Use to allow Ground-mounted Solar Photovoltaic (PV) System and Variances Applicant: McHenry Community College (MCC), 8900 U.S. Highway 14, Crystal Lake, IL 60012-2761, Owner of the Shah Business Center, 4100 Shamrock, McHenry, IL 60050 Requested Actions: Conditional Use Permit to allow Conditional Public Use, Variances from the setback requirements for accessory structures listed in Table 20: Standards for Accessory Structures in the zoning ordinance, and any other Variances required to allow the construction of the following: • 92-kW ground-mounted solar photovoltaic (PV) system on the north lawn of the MCC Shah Business Center campus. This system will generate and provide over 50% of the electricity used by the Center; the rest will be sold and delivered and to the ComEd utility system—adding to the available green power from our local utility. This renewable energy system is a key component of MCC’s sustainability education and renewable energy business development initiatives and efforts to reduce greenhouse gas emissions and reliance on non-renewable energy resources; Location of Subject Property: 9. The subject property consists of 4.882 acres more or less, and is located at 4100 Shamrock Lane McHenry, IL 60050 at the northwest corner of Illinois Route 31 and Shamrock Lane.
