HomeMy WebLinkAboutMinutes - 2/15/1988 - Building and Zoning Committee BUILDING & ZONING COMMITTEE Meeting Minutes Date: Monday, February 15, 1988 Tie/Place: 7:30 pm to 10:00 pm in the Conference Room - -- - _ Mebers Members - sent: Mike Teta Absent: Ray Smith (excused-vacation) Liz Nolan Cecilia Serritella Others Present: Randy Patterson, Alderman Fred Batt, Superintendent of Public Works Bernie Narusis, City Attorney Brian Cunat, developer of proposed Fawn Ridge Apartments Purpose: To discuss remaining concerns before recommending approval of Industrial Revenue Bonds for this project. Brian Cunat presented an updated landscaping plan for the project which included about three times as many trees as the previous plan. Brian agreed to have Pete Merkel review the proposed trees to ensure they would be aesthetically pleasing and not create a possible nuisance to the City. For example, Brian agreed not to plant Weeping Willows (substitute with sunburst locust or similar tree) , and to eliminate the proposed corner blue spruce which may create a site distance problem. Brian then explained that the buildings would be covered with 80% brick veneer of a reddish brown color, and the remainder of the building would be covered with a blue-gray vinyl siding. He said that he would have an artist's rendition available at the next council meeting. In response to Alderman Patterson's concern about architectural aesthetics, Brian said they would add fan windows or a gabled roof over the entrance ways to help break up the linear appearance of the project. Brian said they would install sidewalks, do snow removal , and install decorative street lighting at the project entrances. Regarding traffic concerns, Brian said he would check out the costs of McCullom Lake Road improvements. Since the meeting, Brian has agreed to install a left turn lane and deceleration lane on McCullom Lake Road into the project entrance. A lengthy discussion followed regarding the extension of water and sewer lines. Since this is a city policy matter, we tabled the matter for the upcoming Council session that will discuss our current ordinances and policies. Brian agreed to do whatever is called for in our current ordinance. Aswe adjourned the meeting, a suggestion was made that we apply some of the Subdivision Control Ordinance standards to all developments. Respectfully submitted, !"k-k--- Michael R. Teta Chairman
