Please note that this opinion of probable cost is broken down into Phase 1 and Phase 2ith two possible design alternatives for each phase. Please refer to the attached "Assumptians—Design Notes" for further information regarding these two alternatives. I have also included an approximate estimate for providing sanitary and water service lines to the future rest room/changing rooms. Please note that this estimate does not include fieldwork and is based on straight-line runs to the nearest service main line. The actual cost of design and construction costs of these service lines will probably be higher than shown here. If you have any questions, please don't hesitate to call. Petersen Park Waterfront Plan,McHeniy IL ' Job No: 990124-7 Assumprions - Design Notes Overall Design Assumptions • No field work was performed in order to establish this opinion of probable cost. • It should be noted that the McCullom Lake's water level is approximately 4.5 feet below the highest point in the proposed parking azea and access road. As a result of the site being relatively low lying, it should be noted that installing curb and gutter would only serve to trap rainwater in the parking area. Storm structures would have to be installed in order to drain this runoff. These storm structures would have no outlet, based on the average water level of McCullom Lake and the adjacent pond. Therefore, installing curb and gutter would NOT be recommended. • To adequately drain the parking area, it is recommended that the parking be tilted toward the existing rail road right-of-way. A 1-foot deep by 2' wide stone trench lined with a 4" perforated drain tile, would then be installed in order to drain the parking area and eliminate standing water. This stone trench would then outlet to a depressed area in the access road at the northern end of phase one and be conveyed in a shallow swale to McCullom Lake. • Prices not included in this opinion of probable cost include: Picnic Area Shelter Boat docks Entrance Landscaping Playground equipment Rest-rooms/Changing-rooms, including service lines • Service line cost to the rest-rooms/changing room are estixnated as follows: This estimate is based on straight-line runs to the nearest utility service lines and does not take into account existing conditions or potential conflicts with these service routes. Trench backfill must be provided where proposed sanitary lines fall under paved roadways. Conflicts with service routes and trench backfill will significantly increase the final cost of installation. - Sanitary Service: 1,700 feet(1,700 * $30)_$51,000 5 manholes (5 * $1,800)_$9,000 Total Sanitary Cost=$60,000 Contingence(20%)_$12,000 (RANGE_$60,000=$72,000) . - Water Service ' `, 2,400 feet(2,400 * $25)_$60,000 , 4 Valve Vaults=(4 * $1,500)_$f,000 Total Water Cost=$66,000 Contingence(20%)_$13,200 (RANGE_$66,400-$79,200) - Grand total cost for Sanitary and Water Services=$124,440 (RANGE_$126,000- $151,200) Gravel Parking/Limestone Path • This design options allows for the parking area to remain essentially pervious, thus reducing the runoff caused by the proposed parking and access road. • Please note that this design option assumes that all paths and walks aze constructed of 6" deep crushed limestone. Asphalt Parking and Path , • This design options allows for the parking area to be paved with bituminous asphalt. The path in front of the beach house and the path at the most northerly end of phase 2 connecting the boat dock to the parking area would also be paved. The walking path connecting phase 1 and phase 2 would be constructed of 6"deep crushed limestone. t JOB NUMBER: 590124-7 Cauiated By: Kevin H. PETERSEN PARK WATERFRONT PLAN,McHENRY Checked By: Date: 2H 8t99 ` ETERSEN PARK WATERFRONT QUANTITIES PHAE 1 Gravel Parkina I Limestbne Path UNIT QUANTITY UNI7 PRIC TOTAL COST NO.
