All the redevelopment projects in various suburbs focus on mixed-use projects with dense residential development, around Metra Stations: (Roselle,Downers Grove,Elmhurst, Oak Lawn,West Chicago, etc.) • "Sensing suburbanites are tired of endless commutes and home upkeep hassles, many towns, especially along Chicago's Metra lines, are remaking their downtown districts into mini urban oases, through the addition of city-style condos and lofts above �rst-floor shops and service businesses" `.. • Focus on sites for residential redevelopment first • What percentage of residential development is required to make additional commercial development viable? • Survey other downtowns. Visit areas with successful downtown redevelopment. • Community Development Department is working on a Downtown Overlay District, in conjunction with the Riverwalk and downtown redevelopment • Target properties, especially for long-term redevelopment along the Main Street Corridor (Metra line), e.g.: Portable Tool Site, and acquire property for redevelopment, do a redevelopment plan or scenario and market property to prospective developers • Also target other priority redevelopment sites (1-20 on map) to developers who specialize in suburban downtown redevelopment, e.g.: developers listed in article who have down previous downtown redevelopment • Find locations for displaced business to relocate, offering incentives � �-� • EDC can take the lead in targeting various redevelopment sites, working with property owners and surveying alternative business locations.
