Lobaito, City Administrator FOR: October 11, 2000 Regular City Council Meeting RE: Salary Compensation, Aldermen At the last City Council meeting, the Council considered increasing Aldermen’s pay per Council meeting. It was decided not to increase the $75.00 per meeting pay. However, there was discussion to compensate the Aldermen for Committee meetings. It was suggested that the pay for Committee attendance be equal to the pay for City Council meetings. It is recommended that the City Council discuss this matter in time to amend the necessary ordinances prior to November 1, 2000. Lobaito, City Administrator FOR: October 11, 2000 Regular City Council Meeting RE: Lease Agreement between City of McHenry and Main Street Depot Tenant Attachments: October 4, 2000 City Council Agenda Supplement At the October 4, 2000 City Council meeting, Staff was directed to investigate the Cost of installing a slate roof on the depot building. Although a written cost estimate was not obtained, the local roofing contractor who provided the original estimate for asphalt shingles provided a verbal estimated of $120,000. Staff was also directed to negotiate with the tenant, an agreement on building maintenance responsibilities in exchange for a graduated increase in rent over a five- year period. Upon discussions with the tenant, he is agreeable to being responsible for repairs up to $2,500. This maximum limit would be for any one particular repair, not the sum of several repairs. For example, if there were a roof leak estimated at $2,000, and a plumbing problem estimated at $1,000 for a total of $3,000, the tenant would be responsible for both repairs. In addition, the following rent schedule is recommended: Monthly Rent November 1, 2000 (current lease payment) $350.00 December 1, 2000 (current lease payment) $350.00 January 1, 2001 (current lease payment) $375.00 September 1, 2001 (repair work on bldg. Completed) $800.00 September 1, 2002 $875.00 September 1, 2003 $950.00 September 1, 2004 $1,025.00 September 1, 2005 $1,100.00 The last issue that should be discussed by the City Council is the term of the lease with the tenant. The proposed lease with Union Pacific is 20-years with a 90-day termination clause by either party. It is recommended the same lease term be incorporated into the lease between the tenant and the City of McHenry Once the City Council defines the conditions of the lease with the tenant, Staff will incorporate the changes into a new lease agreement and bring it back to the City Council for action. At the same time, a copy of the lease with Union Pacific will be brought forward for consideration. mmg
